What to ask, and why

Will a free inspection turn into a huge bill?

Ask for the scope in writing: affected square footage, materials to remove, containment, and the moisture source. A clear scope is easier to compare with a second opinion.

Do I really need air testing?

Not always. When mold is visible and the cause is known, testing often doesn't change the plan. It's most useful for health concerns, real estate deals, or clearance after remediation, ideally by an independent assessor.

Will they remove framing that just needs cleaning?

Sound framing is usually cleaned and HEPA-vacuumed rather than replaced. Ask why any framing is slated for removal.

Is bleach enough?

Not for porous materials. Remediation physically removes growth from drywall, insulation, and carpet; bleach can leave it in place.

Who fixes the leak that caused it?

Plumbing repairs are for a licensed plumber. Remediation, drying, and rebuilding should wait until the source is stopped.
