Glendale versus Hilltop: who you deal with

Glendale

  • Mostly apartments and condominiums, many from the 1960s through the 1980s, plus newer buildings
  • Many residents rent; landlords and HOAs control building systems

Hilltop

  • Part of the City and County of Denver
  • Denver handles permits and public health questions
  • Mostly detached single-family homes
  • Most residents own and maintain their own houses

Multi-family mold patterns

In an apartment or condo building, the most common moisture sources are shared: plumbing stacks running between floors, roof drains, balcony and window flashing, and laundry rooms. A leak in one unit can show up in another, and the owner of the affected unit may have no access to where the water starts. Garden-level units close to grade are vulnerable to surface water, especially in buildings near Cherry Creek and low parking areas.

Older complexes may have original windows, aluminum frames that sweat in winter, and bathroom fans that move very little air. Residents often see condensation and spotting on window frames and bathroom ceilings even without a leak. In newer buildings, ventilation systems and balcony details matter more.

If you rent in Glendale and find mold

  1. Document it

Take dated photos of the growth, any water staining and the surrounding area. Note when you first noticed it and any smell.

  2. Notify in writing

Report the problem to your landlord or property manager in writing, keep a copy, and describe any active leak clearly.

  3. Limit the moisture you control

Run the bath fan, use the range hood, and avoid drying laundry indoors while the issue is investigated. Do not try to remove large areas of growth yourself.

  4. Follow up

If nothing happens, follow up in writing. Colorado law addresses habitability and landlord responsibilities; check current state guidance or a tenant resource organization for your rights and timelines.

  5. Health questions

If someone in the household has symptoms, talk with a medical provider, and ask Arapahoe County public health staff what resources they offer.

Questions for Glendale condo owners and HOAs

  1. Which parts of the building does the association maintain and insure, and which are my responsibility?
  2. Has the HOA had other leaks from the same plumbing stack or roof area?
  3. Will the City of Glendale require a permit for the plumbing or rebuild work?
  4. Who coordinates access when the source is in another unit?
  5. Will the association share reports and clearance results for common areas?
